The two methods, explained simply
Pressure washing runs water at high force — thousands of pounds per square inch — through a focused nozzle. It's essentially erosion on demand. On the right surface (driveways, sidewalks, brick pavers), it's fast and effective.
Soft washing runs specialized cleaning solution through low-pressure equipment — closer to garden-hose pressure — and lets chemistry do the work. The solution breaks down organic growth, dwells on the surface, and gets gently rinsed away. Pressure is measured in the hundreds of PSI, not thousands.
The confusion comes from the fact that both use a pump and a hose, and many companies market both under the label "pressure washing." When you're getting quotes in Fort Smith, the question that matters is: what pressure, and what chemistry, will touch my surface?
Why pressure is dangerous on houses and roofs
High-pressure water doesn't distinguish between dirt and the thing the dirt is stuck to:
- Asphalt shingles: pressure strips the protective granules off shingles, shortening roof life and sometimes voiding manufacturer warranties. Those granules are the roof's sunscreen and rain armor.
- Painted and wood siding: pressure drives water behind boards and under paint film, causing peeling, swelling, and hidden rot.
- Vinyl siding: pressure can crack panels, force water behind laps, and blow out the weep holes that let trapped moisture escape.
- Window seals and glazing: direct pressure can compromise seals on older windows.
This is why we soft wash every house and roof we touch. Our roof washes include a gutter rinse-down, so the runoff from the roof treatment gets flushed out of your gutters while we're up there.
Why soft washing lasts longer
Here's the part most homeowners don't hear: the green and black growth on your siding and roof is alive. That green film is algae and mildew colonies; the black streaks on roofs are a bacteria called Gloeocapsa magma that feeds on the limestone filler in asphalt shingles.
Pressure washing blasts the visible growth off but leaves the roots and spores in the surface pores. Within months, it regrows. Soft washing's solution penetrates and kills the organism, so the surface stays clean one to three times longer — on a shaded Fort Smith lot, often a year or more between treatments.
That longevity is why soft washing costs a bit more per square foot than basic pressure washing and ends up cheaper per year of clean.
Which method for which surface
| Surface | Method |
|---|---|
| Driveways, sidewalks, concrete | High pressure — it's made for it |
| Vinyl, brick, or painted siding | Soft wash |
| Asphalt shingle roofs | Soft wash only — never pressure |
| Wood decks and fences | Soft wash (wood is porous; pressure raises grain) |
| Gutters | Hand clean-out; soft wash for exterior brightening |
A note for the do-it-yourselfers renting machines: the damage risk on siding and roofs isn't hypothetical. If you're going to use a rental machine yourself, keep it on concrete.
What it costs in Fort Smith
Our soft-wash pricing is published: house soft wash from $299 (most homes $299–$749), and roof soft wash from $399 (most one- and two-story roofs $399–$749), with the gutter rinse-down included on roof work. Price is confirmed in writing before we start — the quote doesn't change on the driveway.
The DIY question
Home improvement stores rent pressure washers by the hour, and it's tempting to blast the house yourself over a weekend. Our honest guidance: pressure washing your own driveway is a great Saturday project; pressure washing your own roof or painted siding is where rentals turn into repair bills. The damage from one wrong nozzle choice or one too-close pass costs more than years of professional soft washes. If budget is the concern, ask about doing the job in stages — house this season, roof next — or bundling both in one visit, which is usually the best per-project rate we offer.
Frequently asked.
Is soft washing safe for plants and pets?+
The cleaning solution is applied controlled and diluted, plants are pre-wetted and rinsed, and pets should be kept inside during application. We treat landscaping as part of the job, not an afterthought.
How long does a soft wash take?+
Most house washes take two to four hours depending on size and growth severity; roofs similar. It takes longer than pressure washing because the solution needs dwell time to kill growth — that dwell time is the product.
Will soft washing remove the black streaks on my roof?+
Yes — those streaks are roof algae, and the treatment kills it at the root. Streaks typically clear with the rinse or lighten over the following days as rain finishes the job.
Can soft washing damage anything?+
Done correctly, it's the gentlest professional cleaning method available. The main risks come from untrained chemical mixing, which is why this isn't a great DIY project despite the low pressure.
