The Pre-Listing Exterior Checklist for Fort Smith Sellers

Why the exterior punches above its weight

Buyers decide how they feel about a house in the first sixty seconds — usually from the driveway, before an agent says a word. And while kitchens get the renovation budget, the exterior sets the emotional frame for the whole showing: a clean, bright, well-drained house reads as maintained, and "maintained" is what every buyer is actually shopping for.

Then there's the inspection. Arkansas home inspectors walk the roofline, check gutter function, note drainage at the foundation, and photograph everything. Exterior findings are among the most common inspection flags because they're cheap to check and visible to everyone. Every item on this checklist is a routine inspection note on River Valley homes.

The checklist, in order of return

1. Gutters: clean and flowing (from $149)

The single highest-leverage item. Clean gutters photograph better, function during showings in the rain, and remove a common inspection note. A full clean-out with downspout flush-checks starts at $149 for a one-story home. If any run is sagging or dripping, the $129 repair service call handles diagnosis and minor fixes on the spot — cheaper to do pre-listing than as a negotiated repair credit later.

2. Siding: soft wash (from $299)

Green film and gray grime photograph as neglect even when the house is immaculate inside. A soft wash kills the algae at the root — it doesn't just rinse it — so the siding stays bright through the listing period instead of regreening before closing. Most homes run $299–$749 depending on size and stories.

3. Roof streaks: soft wash (from $399)

Black streaks read as "old roof" to buyers, even when the shingles have a decade of life left. Those streaks are algae, not damage, and a soft wash removes them and kills the growth. On listings, this is often one of the most visible before/after differences on the property, and it can postpone the "does it need a new roof?" conversation entirely. Most one- and two-story roofs run $399–$749, and the treatment includes a gutter rinse-down.

4. Downspouts and drainage: the foundation tell (from $129 service call)

Inspectors photograph downspouts discharging at the slab because on expansive clay soil it's a legitimate concern — and because it signals to buyers how the whole property handles water. Extensions that carry discharge a few feet away are a quick, inexpensive fix that reads as diligence rather than deficiency.

5. The walkthrough details (free, or an hour of your weekend)

  • Blow or sweep porches, walks, and the driveway edge
  • Clear mulch and soil away from siding bottom edges
  • Straighten visibly bent downspout runs and splash blocks
  • Trim shrubs back from the siding (buyers should be able to see the house)

What this costs, all-in

Item Typical cost
Gutter clean-out from $149 (one story)
Siding soft wash $299–$749
Roof streak treatment $399–$749 (one or two stories)
Downspout corrections from $129 service call

Doing all four on a typical one- or two-story home usually lands between $850 and $1,500, which is small next to a single price reduction. Every job includes before/after photos, which your agent can use in the listing and you can keep for disclosure files.

For agents reading this

We built a standing program around this checklist: published prices your sellers can see before they call, one-visit scheduling where possible, photos delivered for the listing file, and a free 15-minute gutter check for new Chaffee Crossing listings. No referral fees, no kickbacks — the seller pays published prices and gets a documented exterior. Call (479) 492-4232 or see our pre-listing service for agents and sellers.

GOOD QUESTIONS. CLEAR ANSWERS.

Frequently asked.

How close to listing should we do the exterior work?+

One to two weeks before photos. Siding and roof treatments need a rain or two to fully finish brightening, and you want everything crisp for the shoot.

Will soft washing damage landscaping before showings?+

No — plants are pre-wetted and rinsed as part of the process. Most sellers do the exterior work before the landscaper's final pass, if any.

Should we bother if the house is being sold as-is?+

Yes, doubly so. As-is buyers price visible neglect aggressively; a clean exterior is how an as-is house signals "maintained, priced accordingly" instead of "distressed."

Can all of this be done in one day?+

Often, yes — house wash and roof treatment on the same visit is normal for us, with gutters done first or rinsed as part of the roof work.

What if the inspection still flags something?+

Deal with it the same way — fast, documented, and priced in writing. A repair receipt with photos closes inspection negotiations far more cleanly than a verbal promise, and it keeps your closing timeline intact.
